    You request quotations from three countertop suppliers. The numbers come back — one at RM 2,400, one at RM 3,100, one at RM 4,800. You go with the middle option. It feels reasonable.

    Six weeks later, when all is said and done, you've spent closer to RM 4,200.

    The gap did not come from dishonesty. It came from a straightforward reality: a countertop quote covers what a stone fabricator does. It does not cover everything a countertop project involves. The old countertop had to come out. A plumber had to be called twice. The tiler had to patch a gap behind the stove. The fabricator revisited for a new template because the cabinets weren't ready on the original day.

    None of this is hidden in any deliberate sense. It simply falls outside the scope of what most quotes address — and outside what most homeowners know to ask about.

    Here is how to read a countertop quotation in Malaysia properly, and how to account for what it won't tell you.

    Step 1 — Check the Basics Before Reading Anything Else

    Before you compare totals, confirm four things on every quote you receive.

    Pricing Unit: Foot Run or Square Foot?

    These two units calculate differently. Foot run (linear foot) measures only the length of the counter, assuming a standard 600mm depth. Square foot measures both length and width. A supplier quoting RM 200 per foot run and another quoting RM 120 per square foot are not necessarily far apart — but unless you convert both to the same unit, you cannot tell.

    Material Specification: Brand, Colour, Thickness, Finish?

    A quote that says "quartz countertop — RM 1,800" tells you almost nothing. You cannot verify what you are receiving, you cannot compare it to another supplier's quote, and you have no protection if the installed material does not match your expectations. Confirm brand, series or collection, colour name, slab thickness (typically 20mm for residential countertops), and finish (polished, honed, leather, etc.).

    What's Included: Fabrication, Installation, Templating?

    Most Malaysian supply-and-install quotations bundle material, fabrication, and installation into a single per-square-foot or per-foot-run rate. But "installation" can mean different things to different suppliers. Some include templating — the pre-fabrication site visit to take precise measurements — and some do not. Always ask.

    Quote Validity Date

    Look for a date or a "valid until" clause. If it is not there, ask. Countertop quotes in Malaysia are typically valid for 14 to 30 days from the date of issue. After that, the supplier may reprice depending on material availability and import costs. This matters particularly for premium imported brands, where currency fluctuations can meaningfully affect pricing.


    Step 2 — Identify What Is Bundled and What Will Be Billed Separately

    Some costs are present in the quote but easy to miss. Others are omitted entirely and surface as extras later. The three most common:

    Transportation to site covers delivery of the fabricated stone to your home. It is sometimes included in the supply-and-install rate, sometimes listed as a separate line item, and sometimes not mentioned at all. Always confirm whether transportation is included, and whether surcharges apply for difficult access — narrow stairwells, walk-up floors, or tight corridors in older shop lots.

    Cutouts are the openings cut for your sink, hob, or tap. Some suppliers include one or two standard cutouts in their base price; others charge per cutout. A standard sink cutout can range from RM 100 to RM 300 depending on the material and sink type. If you have both a main sink and a prep sink, that is two separate charges.

    Edge profiling is the finish applied to the front edge of your countertop. Standard profiles (flat, bevelled, bullnose) are usually included; premium options like a mitre edge or a waterfall edge are almost always extra. If you want either of these finishes for your island or peninsula, ask for the additional cost upfront before it surprises you on the final invoice.

    Step 3 — The Costs That Won't Appear on Any Quote

    This is where the real surprises happen. None of these items appear on a countertop quote because they fall outside what a stone fabricator provides. But they are all real costs you will likely need to budget for — especially if you are replacing an existing countertop rather than installing one in a brand-new kitchen.

    Old Countertop Removal and Disposal

    Before the new stone goes in, the old countertop has to come out. Chipping out granite, breaking up tiles, or prying off an old stone slab is labour-intensive work — and most stone fabricators do not include it.

    This work is typically handled by a hacking contractor or by the fabricator's own crew as a separate charge. The cost varies depending on the size and material of your existing countertop; thicker stone and older adhesive take longer to remove. Ask about this directly at the quotation stage if you are doing a replacement, not a first-time installation.

    Plumbing Disconnection and Reconnection

    A stone fabricator installs stone. They do not disconnect and reconnect water supplies, waste pipes, or tap fittings. When your kitchen sink is removed during installation and reinstalled afterwards, that is a plumbing job — a separate contractor and a separate cost.

    For a standard undermount kitchen sink, you will need a plumber to disconnect the water supply and waste before installation and reconnect everything after. The exact cost depends on your plumbing configuration and the age and condition of your existing fittings.

    If you are in a condominium in Kuala Lumpur, Petaling Jaya, or Penang where accessing the water main requires building management approval, factor in the co-ordination time as well. It is also worth asking your plumber about replacing old flexible hoses whilst the sink is out — a small additional cost at the time that saves a separate call-out later.

    Re-Templating If Cabinet Work Is Delayed

    Templating is the site visit where the fabricator takes precise measurements before cutting the stone. If your cabinet installation is delayed — a common reality in Malaysian renovations where subcontractors operate on their own schedules — and the template is taken before the cabinets are fully in position, the measurements may be inaccurate and fabrication may need to be redone.

    A second templating visit can attract an additional charge from some fabricators. Others absorb it. What matters is to confirm the policy before the first visit.

    The broader point is sequencing: countertop templating should only happen after the cabinets are fully installed, levelled, and secured. Rushing the template to accommodate a supplier's schedule is how mis-cut slabs happen.     Backsplash and Tiling Repairs

    If you are replacing an existing countertop, the new stone may sit at a slightly different height from the old one — particularly if you are upgrading to a thicker slab or switching from a tiled surface to stone. That change in height creates a gap between the top of the new countertop and the bottom of your existing wall tiles.

    Patching that gap or adjusting the backsplash is tiling work, not stone fabrication work. Depending on the extent of the change and whether matching tiles are still available, this can range from a straightforward patch to a full backsplash replacement. It is almost never discussed at the quotation stage — but for countertop-replacement projects, it almost always comes up.

    Colour or Material Change Fees

    Once you have paid a deposit and material has been ordered, changing your colour or series choice is rarely free. Depending on whether the material has already been allocated or cut, you may face a restocking fee, a cancellation charge, or a price difference if the replacement option falls in a different tier.

    The cleanest way to avoid this is to finalise your exact material choice — brand, collection, colour name, and finish — before paying any deposit. If you are still comparing two or three options, wait until you are certain. A short delay at the decision stage costs nothing; a change of mind mid-process can.

    The Complete Pre-Sign Checklist

    Before signing off on any countertop quotation, work through these two lists.

    On the quote itself:

    • Pricing unit stated — foot run or square foot?
    • Assumed countertop depth specified for any foot run rates?
    • Brand, collection, colour name, thickness, and finish all named?
    • Fabrication included in the stated rate?
    • Installation and templating included?
    • Sink and hob cutouts covered — how many are included?
    • Transportation to your site included?
    • Edge profile specified — and extras clearly identified?
    • Quote validity date noted?

    Outside the quote:

    • Who handles old countertop demolition — and at what cost?
    • Who handles plumbing disconnection and reconnection — and at what cost?
    • Are the cabinets fully installed and levelled before you schedule templating?
    • Is backsplash or tiling work required because of a height change?
    • Have you finalised your material choice before paying the deposit?

    Conclusion

    A countertop quote reflects what a stone fabricator can provide. It does not reflect the full cost of your countertop project. Understanding that distinction before you compare quotes — not after you've committed — is what keeps your renovation budget intact.

    The questions that matter most are the ones not prompted by the quote in front of you. Who handles demolition? Who manages the plumbing? Are the cabinets actually ready? These are the gaps that catch most Malaysian homeowners off-guard — not because any single contractor is being opaque, but because each one handles their own scope and nobody volunteers to explain the adjacent ones.
